Real Estate Development Division

The role of Real Estate Development involves acquiring land, conducting feasibility studies, creating development plans, and overseeing the entire process up to the completion and sale of the building.

This role encompasses all tasks related to real estate development, including selecting domestic and international development sites, conducting feasibility studies, developing plans, obtaining permits, securing and managing project funding, and managing the overall real estate development business. It is crucial to coordinate key aspects through continuous communication with public institutions, architectural firms, financial institutions, and others to create the best possible value from undeveloped land.

Real Estate Investment Division

The Investment Development Division is the department fully responsible for real estate investments through real estate development and the establishment of financial platforms.

To facilitate real estate investments, the division handles the entire process of identifying investment opportunities, obtaining permits, development, operation, and sale. In addition to investments, the division also leverages the company’s real estate development expertise to promote development strategies through domestic value-add, opportunistic foreign investment attraction.

Real Estate Leasing Division

The Real Estate Leasing Division is responsible for managing the assets of the company’s residential, office, and commercial buildings.

To maximize asset value, the division manages income and expenses, attracts new tenants through leasing marketing activities, and maintains lease agreements with existing tenants through contract review and negotiations. The primary role also includes minimizing building vacancy rates by managing spaces and creating efficient layouts.

IFM (Integrated Facility Management)

The division is responsible for all brokerage and management tasks related to successful asset management, including marketing planning, advertising and promotional strategies, and product differentiation strategies.

To facilitate successful asset acquisition and disposition, the division analyzes asset conditions, market environments, and risks at each site while exploring and implementing various acquisition and sale marketing strategies.

Understanding trends in the evolving real estate market through data collection and analysis, as well as monitoring the enactment and revision of relevant laws, is essential for maintaining expertise.

Moreover, clear communication skills are crucial to identify needs at each stage through precise communication with clients and partners and to propose effective solutions.
